  • Fully descriptive advertisement, with photos, placed on our state of the art website, offering the tenant & prospects the ability to apply & make online payments, anytime, anywhere. Our website is also shared with nearly 100 affiliate websites for maximum exposure. We are never satisfied with just posting a property and letting it sit- We have several proactive marketing ideas & strategies that can be utilized to ensure that properties rent in the shortest amount of time possible to qualified prospects to maximize income & minimize marketing time.
*Let us emphasize two very important internal features offered by our company: First, we use the very top-of-the-line property management software, AppFolio, to ensure that our daily operations & activities are well documented to keep our owners completely involved with any repairs, tenant payments, etc…Second, we contract with Rently, which provides us with showing services - Through this service, prospects for our properties can arrange for showings 7 days a week to ensure that your property can be shown in a moment’s notice, never missing an opportunity to rent!  
  • Tenant screening & placement / Our prospects must pass a credit review, a national criminal background search, employment & income verification, social security verification & have no judgements or evictions on recent record-
  • Rent collection / Our tenants can make rent payments online or in person at our office location- We also have a night box for after- hours payments.
  • Lease enforcement / In the event a lease violation occurs, we initiate all processes required by law to remedy the situation, including posting of notices, scheduling court dates & taking corrective actions on your behalf, including eviction, if necessary.
  • Maintenance / In the event of a repair request, all calls are taken through our office- Our tenants also have the ability to make online repair requests at any time, 24 hours a day- In addition to online options we also have an "emergency" repair line that is staffed by a live person 24 / 7 to receive after hours & weekend calls- Upon your request, we can forward all repair calls to you so you can make arrangements for repair (optional for those fix-it-myself owners)
  • Scheduling vendors / In the event that repairs are required, our company has connections with multiple professional vendors capable of handling most any issue. Our staff will produce the work order, dispatch the vendor & schedule the appointment with the tenant. We also take care of all the billing & invoices received from the vendors- We scan & archive a digital copy of all invoices & work orders which may be needed when filing income taxes.
  • Inspections / Prior to a tenant move-in & upon move-out, we perform a complete compliance inspection report, with photos, that is used to settle the account with the out-going tenant- A copy of the inspection report is shared with the owner, along with a personal phone call from our inspector to discuss any repair items noted in the report. In addition to the typical “move-out” inspection, we also perform additional inspections on the property as necessary to ensure compliance.
  • Disbursement / All disbursements & owner payments from our office are performed electronically, directly to your account, eliminating the possibility of "lost mail", or slow mail- Our goal is to have all disbursements completed on or before the 10th day of each month.
  • Staff / We have multiple, knowledgeable, full time employees including a leasing agent, office manager, payables & receivables administrator, showing agent(s) & our property maintenance manager. The office broker also maintains a full-time position who can be reached in person most every day. We take pride in our staff & in their ability to handle most anything that the day may bring.
  • Social media marketing / When an extra boost is needed to get a vacancy filled, we actively promote those vacancies by utilizing our online marketing campaign with Google.com as well as FaceBook and other social media to maximize promotion. Combined with the automated showing service provided by Rently.com, we are able to stage houses & allow prospects to enter, after registration, to view the property & complete a follow-up survey to provide us with feedback- This is a HUGE advantage to provide your property with full marketing exposure.
  • After hours & weekend showings / On occasion, our tenant prospects are unavailable to view properties during “normal” office hours due to work schedules- By utilizing our automated showing service, RENTLY, prospects are able to view vacant properties after normal office hours & on weekends, so you never miss an opportunity to lease your house!
    All services listed are included in our management service - These services are provided at a very competitive rate, shown here:
  • Once we secure a tenant & collect the first rent payment for the property, we retain 40% as a leasing fee based upon the total of a full month’s rent amount- ( Ex $1000.00 contract rent equates to $400.00 management fee ) 
  • On the 2nd month & following, we retain 10% of the monthly rent received- However, we do have a minimum management fee of $75.00 for lower end properties, but you will never be charged a management fee if no rent payment is collected-
  • In the event that a tenant wishes to extend, or renew their lease agreement, a $75.00 charge will be assessed to process the new agreement.
